Your correct, there is room for improvement.

I suggest you do away with frames. This will give the se's something to read by having your content available. By having the content available they have something to rate relevancy with.

Will also give those who have frames disabled the ability to view your site.

Since you are having success already this will only benefit the site even more.

Remove frames would be a big one. With that out the way you can focus on some real SEO strategies.

The Real Estate Notes Investment, LLC in the top left is broken into two lines in such a way that it makes it a little hard to read with the background image used. Perhaps this could just be on 1 line, seems thats the way the background image is setup to be used.

The co-broker agreement link goes over the nav bar, may want to work with this a bit and make sure it fits in there nicely.

Ok, well, nice site!  The frames: big deal.  I guess there is a reason for SEO.  Maybe.

Include the doctype, and make it xhtml 1.1 and CSS 2.1.  That is all!
